As always, thanks to all that pitched in advice on my original post...especially you XL5...your advice to do a BIN/BO was perfect...I posted it an hour ago and already have a reasonable offer...at least I think it is...

maybe I'm getting greedy, but should I take the $225 being offered? Or should I hold out for more? Or counter maybe? Any advice would be just grand...
